Kraainem, some french speakers prefer "Crainhem" (crainhem.be), is situated directly east of the agglomeration of Brussels. It is part of the built-up area of the capital of Europe. Officially part of the Dutch-speaking Flemish territory, physically and mentally very much a part of the wealthy and international Eurozone of Brussels that stretches from Etterbeek in the west,  to the east up until Tervuren and Sterrebeek.

With some parts of Kraainem having direct acces to two metrostops, communications in those parts are excellent. The metrostops (Kraainem/Crainhem and Stokkel/Stockel) are  not on Kraainem territory but on Woluwe Saint Pierre's and WSL's  just a few meters from the municipality boundaries. Other areas in Kraainem are less well served by public transportation, so one should be careful if being carfree and relocating to this community, where exactly it is in the commune where one is planning to move to. Another thing to pay attention to in this green community is to check where the Zaventem approach flight path is.  This flight path is fixed and creates some possible noise pollution above a defined strip in Kraainem. More north on this map towards the airport the altitude of the approaching planes will be significantly lower, leaving the airspace at the northern tip of Kraainem at only about 600 feet (200 meters).

Kraainem is the main focus for the FDF with respect to gaining an extra commune for the French Community in Belgium. The mayor of Kraainem, in fact still waiting to be offficially installed,  Arnold d'Oreye de Lantremange (a funny and witty character ) shows himself to be a ideal puppet in the masterful hands of mister Mangain, the leader of the FDF, a party that mainly rallies around the cause of French speakers in Belgium. While the highly intelligent Olivier Mangain very well realizes and oversees the national implications of  any of the moves that  the mayor and  aldermen of Kraainem are making, Mr  d'Oreye de Lantremange , a nobleman, seems a totally hapless pawn in a grand strategic national game. The continuous territorial demands, and Kraainem would be a first candidate,  of French speaking parties, outrage the Flemish community in Belgium. This is reflected by a sometimes quite unreasonable and stressed policy of the responsable Flemish authorities towards the municipality of Kraainem and its elected officials.

The real estate market in Kraainem  sees a couple of divisions. First there is everything north from Stockel. Not good. And there is everything south of Stockel. Very good.  Then there are areas very close to the Ring and E40. Not good. And areas more than 300 meters from the Ring. Good. And finally there is the infamous airplane landing-corridor right above magnificent Avenue Baron d´Huart and upmarket Place Dumont. Just two out of seven days , if the tarmac of the 02/20 is in use you will see, hear and sometimes feel every three minutes a plane coming in at around 900 feet. Not good. The only part of Kraainem that is exempt from this nuisance is Kraainem north-west.
So if you consider buying a house in Kraainem take a very hard look at the precise location with respect to Ring/E40, airtraffic corrridor, relative to your personal sensitivity and stress levels. And  wether the distance between your prospective house in Kraainem and the direct metrostations (Kraainem/Crainhem and Stockel/Stokkel) is walkable.
The southern part of Kraainem has the most beautiful plots and grandest villas. This area used to be heavily francophone but is internationalising gradually since most francophones migrated here from Brussels in the 60s and 70s , raised their families, coming of age, and are in the process now of selling their expensive houses and downgrading to an apartment outside Kraainem.
The northern part of Kraainem is the most Flemish part. The houses here are generally much more modest and cheaper. As a consequence there is still a small and  tightly knit Flemish community who live around the Kapelleplein/Place de la Chapelle for generations and are not faced by huge maintenance costs or the urge to downgrade. They seem to hang on in their own less desirable territory.
